My wife and I lived here for just over a year. We moved because we just bought a home. Eric, the Property Manager, was always friendly and helpful. He worked with us concerning a last -minute lease extension, and he made a stressful situation easier for us. Our apartment was super quiet. We never heard our neighbors above us. The maintenance team was responsive and efficient. The location is amazing.

The apartments are comfortable and have open, bright layout. The grounds are beautiful with flowering Magnolia trees... every area is well-maintained. The staff is so helpful and friendly. We have had little need for repairs.. but each time we call, the service is prompt and efficient. The location COULD NOT be better. We have saved so much money in gas over the last year because we are SO close to shopping, groceries, healthcare, restaurants... it's perfect!

Changing my review because the maintenance team and management have always been super nice and we enjoy our cozy apartment, I just wish they could give us more specific/defined dates of when maintenance is being done on certain buildings, from what I understood they would be in our apartment at anytime during the day within a 4 day period and I already felt like that was such a long time to anticpate the work that was being done. I know the uncertainties of maintaining 213 other living spaces is something we signed up for moving into an apartment. Just hoped for more details so we can plan our weeks accordingly.

Cordova Regency has by far been one of the best renting experiences that I have ever had. I have rented in many locations in the Pensacola area and while all properties have their pros and cons, the management team at Cordova Regency has worked extremely hard to ensure a comfortable and enjoyable living experience for me. I have just renewed my lease for the year and I had no concerns thanks to the excellent care that management devotes to this property. Elizabeth is the best property manager I have ever interacted with. Every concern I have brought up to her has been met with a rapid response to solve the issue. When I first moved in, my stove had a faulty burner. To fix this, Elizabeth ordered me a whole new stove! Regency is in the heart of Pensacola so I rarely have to drive more than 5 minutes away for anything. Maintenance is quick to respond and the property is beautiful. By far the best place to rent on this side of town.

I love the location, and amenities. The staff have been friendly and helpful. Any/all repair requests have been attended to in a speedy manner. They were great in their COVID response in regards to the regulations/lockdown of certain amenities that could encourage exposure. They were also great in their response to damages of hurricane Sally and other tropical storms. Roofs and fences seemed to be repaired within a matter of weeks.

The staff and maintenance team were really on top of it when I lived here. I would recommend living here to most everyone. The only issue I had while living here was during the spring time a lot of bees entered my apartment, but I believe it was just because the building was old and there are probably holes in the walls. Other than that one thing, I enjoyed living here and everyone was very friendly.

I would like to take the time out to appreciate the excellent service and professional experience I received from Cordova Regency Service Manager Melissa. Melissa was amazing from the start of this process to finish. She was extremely patient and informative, very polite and everything she assured my apartment would be it was indeed that. While on the tour she made sure she explained the differences from the model apartment and what my apartment would be like. She also offered me a beverage (which was appreciated it was triple digit weather that day lol) we even connected on a personal level she started to began to feel like a friend. That made me feel at home right away. She was very responsive when it came to emails and calls. And although I came in right before closing on my move in date she went over everything with me precisely and answered questions that I had for her. As for my apartment I love it I have a cute little kitchen with a very nice back splash, new carpet which I’m appreciative of, very nice and mannerable neighbors and a pool view. The location is just perfect with being within walking distance from major shopping centers as the mall and my spa, bank, hospital and the movies. I am very much satisfied. I couldn’t have ask for more there is no other properties in Pensacola as of now with such convenience.

Lived here for 2 years, and cut our lease short due to a personal emergency. Otherwise we would've stayed here our entire lease. Like any business, it has its ups and downs. If you want the tl;dr version: the place is older, but nice. I liked living here and would probably continue living here if I was still in Pensacola. The ups: - The neighborhood/complex itself is quiet and safe, neighbors are friendly, office staff is professional and courteous. We loved our property manager when we moved in June of 2016; she left at some point (moved cities) and the new staff that took over were also great. I often took my dog for a walk and felt like I could leave the door unlocked and not worry about people breaking in. Packages left on the doorstep were never stolen. Despite being in a busy area (next to the mall, retail, airport, etc.), the community itself is a nice little safe harbor. - The apartments themselves are really quiet. I don't think I ever heard any of our neighbors, at least while we were inside our apartment. You can hear TVs/music if they're kind of loud when you're in the common area where the front doors are, but inside the apartments are quiet. Even inside, between the two bedrooms with the doors closed is pretty quiet. - It's close to EVERYTHING. The mall, Target, Publix, Winn Dixie, movie theater. Probably the best location in Pensacola. You can walk everywhere on a nice day, and if you have dogs, the Roger Scott park is quieter than Bayview and has a fantastic little trail that has plenty of benches for rest spots where you can sit and watch the planes come and go at the airport. - Almost all of the residents are great. I met plenty of people who I became friendly with, who loved to give my dog a pat hello, etc. Very nice group of people, at least when I lived there. - Maintenance responds quickly, and even though the place is aging, it's kept up pretty well. Parking lots are clean, landscaping looks great, pool is always clean. The downs: - As mentioned here and in other reviews, it is older. This means the place is no frills - the exercise room is limited, and some of the features/appliances might not be updated (I know they've been renovating/updating a lot; we got one of the last few old apartments because we didn't care and wanted lower rent). If you're looking for luxury, this isn't the place for you. However, it's clean and generally well-kept. There are some things that needed attention (replacing the stairs carpet in the main hallway/front door areas, especially) and we never had an issue with bugs. It's Florida - of course we had the occasional roach, spider, etc., but it wasn't anything I would consider excessive. - Parking can get a bit tight. You get one assigned spot. We never had an issue with anyone parking in our spot, but sometimes the guest parking would get really full and we would have to tell our guests to park in the bank parking lot that was situated in front of the complex. - Residents would often not clean up after their dog. I don't know how to enforce this rule, and as a dog owner, I don't understand why people wouldn't pick up after themselves. They provide doggy stations with trash cans and poop bags (although those often were empty, but everyone has plastic grocery store bags) so it's not like they aren't providing the tools necessary. - Where we lived (building S), the parking lot would flood during heavy rain/storms. This only happened a handful of times, but something to consider.

I would like to say that I've been at this community for almost 6 months now and I love it. Even though the complex is 40 years old improvements are always happening, new landscaping, new paving in the parking lot, grass is always maintained. And to the people that have left low scores, you must have not called the office to voice your complaints or concerns. When I do they are fixed that day or the next. All you have to do is let them know. The office staff is not rude and unprofessional they are great. I love Elizabeth and Jessica for the interaction they have with the residents. And for the maintenance guys for the fast responses. Of course this is an apartment complex so it's not going to be perfect but they strive to make it so... I feel the prices are excellent for the area. 1 mile from the Pensacola International Airport. Just up the street is Target/Winn Dixie and Cordova Mall/Sacred Heart Hospital, and a endless list of restaurants. I LOVE CORDOVA REGENCY APARTMENTS AND YOU WILL TO...

I lived here for almost one year and this is really great society. The society is beautiful and well maintained also apartments are very neat and clean. I never had an issue of molds, bugs or roaches here.Beautifully designed interiors.Office staff is nice and friendly. Maintenance service is also good. Society is also located at the market place which is best so you don't have to go far for daily groceries. Neighbors are very polite and caring. 24hours facility for laundry,gym and pool. I love this society.
